I took a week to visit BC and scout out a house.
The townhome I settled on is a 2bedroom, 2 full bath 1600sqft unit, ten years old. There is a 2-car garage on the ground floor, and a narrow entryway leading up stairs to the rest of the unit. All rooms are on the second floor. It's an end unit; the listing says it faces west, south, and east, but looking at my maps I think it might be more like northwest, southwest, and southeast. Shoulda brought a compass.
The carpet throughout is ten years old (as old as the townhome), but feels very new; the place hasn't been lived-in much. There is radiant in-floor heating using hot water from the gas hot water heater. The ceilings are nice and tall; I'd estimate maybe 9ft.
The living room is 18'4"x18', the dining room is 10'10"x12', the kitchen is 15'7"x11'10", the family room is 14'8"x12', the master bedroom is 13'x14', and the second bedroom is 11'x9'6".
Appraised value is CDN$237,900; accepted offer is CDN$231,000. 2004 property taxes were CDN$1878, and the monthly strata (condo association) fee is CDN$155.
Update: *sigh* so apparently because this was a Conduct of Sale subject to court approval, I got outbid in court and lost the house, even though I had a signed approved offer. Off to find another house....
